28. What about commercial finance? PDF Print E-mail

By commercial finance, we basically mean finance for property purchase or a remortgage of existing finance on a property used for commercial purposes (other than ‘buy to let’ properties which are dealt with separately elsewhere on this site).

For example, factories, warehouses, industrial units, offices, shops with living accommodation and so much more.

We would emphasise that funds are available based on property security – not for business running costs for example where no property security is available.

Properties should be freehold or long leasehold, normally the maximum loan to property value is between  60 -75% but could be less in certain circumstances depending on the type of property available as security. If additional security is available – for example another suitable property - then 100% financing may be possible.

Interest rates can vary considerably, and much will depend on the type of business and personal standing and status of the applicants.

Funds from ‘high street’ lenders are available where the applicant can produce  satisfactory and accepable accounts showing an ability to service the mortgage required.

Where it is not possible to provide such accounts, funds can sometimes be made available on a self certification of income basis, whereby the lenders do not require any proof of claimed income  and rely largely on the property security provided. We would only recommend such 'non status' applications as an absolute last resort, as the interest rate charged will be high, as will be the additional fees and charges. It will be appreciated that the interest rate and monthly repayments will vary considerably on whether satisfactory accounts are produced or a self certification of income route, if available, is followed.

(plus any previous address during past 3 years)
Name and type of business, date established
Details of security offered
Amount required and whether satisfactory accounts are available.
