You make an enquiry to us  either by completing an enquiry form (far right tab above) or, if you would prefer, by having a preliminary chat (see how to contact us ) or sending an e - mail briefly outlining your requirements. although ultimately we will need the information requested on the enquiry form

We acknowledge this and send you formal regulatory documentation* NB. We acknowledge by e mail - because of problems with some internet address providers(especially such as yahoo or hotmail) it is important you put our details in your address book eitherwise our communications might end up in your junk mail box!

We source the market, make recommendations to you and forward  these by way of a key features illustration  (normally as an e mail attachment) which is a document as required by The Financial Serrvices Authority and which sets out our suggestions and recommendations. In most cases this illustration is based on approval which has been obtained from the lender, on the basis of the information you have provided.  This is known as a decision in principle

                (always asuming we can find a product suited to your needs!) 

On your agreement to suggested product, we obtain  full acceptance from the lender  and then deal with all matters on your behalf.  You do not need to contact the lender at all - everything is dealt with either on line, through the post or by telephone. If a solicitor (conveyancer) is necessary we can arrange  this if required, or you can use your own.

We will  forward full details of lender's requirements to proceed to  the formal offer

Lender arranges property valuation where required

Lender issues offer with copies to us and nominated conveyancer

Conveyancer issues certificate of clear title to lender  and asks for the mortgage funds

Lender releases funds to conveyancer for distribution 

Sounds so simple and straightforward, and in 'normal times' most applications we deal with progress through the system to completion quite smoothly.  However, times at the moment are not 'normal' and the credit crunch we hear so much about is playing havoc with the best laid plans.  Please be aware, therefore, that very often queries we raise,problems we need resolved and what might appear to be trivialities which require explaining, are a direct result of the very difficult and unusual times through which the mortgage market is passing.

One thing really stands out at present - there has never been a need as there is now for solid independent professional mortgage advice!  And remember - ALL COMPLETELY FREE!
